In February of 2010, Meridian Capital Holdings purchased a wonderful home in Oviedo, FL on Kelsey Ave.

Kelsey Ave is a 3 bedroom 2 bath two story home that is approximately 1,250 sqft with a pool and in ground spa.

The house had the master bedroom/bath downstairs, and two bedrooms with a bath upstairs.  As you can see the previous owner left a lot of garbage and junk.  But the house has a great space for entertaining by the pool and a fireplace.

The kitchen was dated and needed some serious updating as well.

The kitchen looked out into the living room and pool which is great for family time and entertaining.

All the carpet needed to be replaced in the master bedroom and upstairs.  We also added a 2nd closet to give a his and her closet space.  The upstairs bath was in good shape but needed a little updating.  The downstairs bath was in very bad shape, it’s a never a good sign when you have duct tape holding the bathroom together.

The outside of the home had some wood rot and needed some fresh paint.  But this home had great potential for a young couple who wanted to have some really great features at a great price.

Once Meridian Capital Holdings had a plan they set out to execute it.  The house was trashed out, kitchen gutted, master bathroom demoed, and the carpet was removed.  Luckily the A/C and water heater were in great condition.  We called in our pool guy to fix the pool system since it was not functioning properly.

We probably did the landscaping a little too early but it proved not to be a big deal.  We had our crew start with the painting, since it makes little sense to paint on brand new carpet and simultaneously started on the bathroom renovation.  The kitchen cabinets usually take the longest to get ordered and installed.  If you give your granite installer enough notice it can usually be installed the day after the cabinets go in.  We had a feeling the roof needed to go and upon a property inspection we found it was uninsurable.  We could have saved some time and money had we just replaced the roof to begin with.

You can see what a huge difference taking out some bushes, a good pruning, and some red mulch will do.  The rocks and pot were recycled from another job site saving some money and space at the dump.  We chose a light colored roof which will help reduce electric bills since more energy will get reflected rather than absorbed by the house.

After we got the pool cleaned up, filled with water and some fresh landscaping, look at the difference.  If you aren’t ready to move in yet wait til the master bath and kitchen are done.

Fresh paint and a new fireplace mantle made a huge difference in the living room.

The remodeled kitchen has white cabinets with crown molding, granite, 20×20 tile floor and stainless appliances.

The view into the living room and pool area is very nice.  We added a small cabinet to the right (above the dishwasher) to give that area more functionality and storage space.

Now to seal the deal, the master bathroom has been totally renovated, we kept the cabinet and faucet but everything else was upgraded.

Oversized tile makes the bath look luxurious and spa like.

The upgrades in this house made the difference and as suspected the property was purchased by a young couple with their first child on the way.  We closed on this property less than 3 months after purchasing it.
