Meridian Capital Holdings purchased Wild Tamarind Blvd back in May of 2010.  It was a nice two story house that needed some serious attention.  The previous owner or tenant did not take very good care of the property.  The carpet had to be replaced, the walls needed to be painted, the yard was in disrepair, and the entire kitchen was missing.

You can see the grass is dying and the plants are overgrown but the house has serious potential.

Everything in the kitchen was gone right down to the laminate counter tops (who would want to take those I don’t know).  The previous people living in the house cut the plumbing right down to the floor on the kitchen island.  They hacked up the electric cables coming out of the foundation and left a nice sized hole in the wall for the fan or microwave.  Meridian seized this opportunity to put a wonderful new kitchen in place.

The house was also missing a water heater, was full of trash, and needed some A/C work.

Meridian Capital Holdings came in and first capped off the water in the kitchen and replaced the water heater.  The water heater provided water to the entire house and without it the valve had to be kept shut preventing any water (hot or cold) from reaching the sinks and toilets.  After we had running water we could bring our crew from Manthey Enterprises in for drywall repair and paint.  We worked our contractors for bids on a new kitchen to include 42 inch cabinets, a wine rack in the butlers pantry, and granite.  We also laid some new sod and had the landscaping trimmed up to give curb appeal.  After painting was completed we had new carpet put in the entire house, got the new stainless steel appliances and put the house on the market.

Here is the front of the house after the landscaping was completed.  See the difference new sod, trimming of the plants and a little mulch makes.  We did not add any new plants to the landscaping in the front.

The new paint on the walls and trim really make the house more inviting and sharp.

The kitchen was our focal point in this house and we wanted to make it really stand out.  The two toned island and cabinets gives a luxurious look (notice the crown modeling and wine rack).  The stainless steel appliances have that extra pop.  On the island you have your dishwasher, sink and garbage disposal.  The garbage disposal has a stainless steel push button on/off switch next to the faucet, a very nice feature.

The house sold very quickly getting a contract in a few weeks (even in a down economy and market).  The new owner will love this house for years to come.  The house proved to be challenging and profitable to Meridian Capital Holdings while providing a great value to it’s new owner.
